Almass Estates Ltd is a property management and accommodation company operating throughout London and surrounding areas. Our services may include:

  • Property management

  • Guaranteed rent arrangements

  • Long-term lease agreements

  • Tenant sourcing

  • Serviced accommodation management

All services are subject to individual written agreements.

3. Guaranteed Rent Services

Any reference to “Guaranteed Rent”, “Rent Guarantee” or similar terminology on this website is strictly subject to the terms of a separate signed Management Agreement or Lease Agreement.

No rental guarantee shall arise solely from:

  • Website content

  • Marketing material

  • Verbal discussions

  • Emails or informal correspondence

Guaranteed rental arrangements are discretionary and assessed on a property-by-property basis.

Unless expressly agreed otherwise in writing, guaranteed rental payments may be suspended, reduced or terminated in circumstances including but not limited to:

  • Tenant non-payment

  • Court proceedings or possession claims

  • Illegal occupation or squatting

  • Property licensing issues

  • Landlord breach of agreement

  • Structural defects

  • Major repair works

  • Insurance disputes or delays

  • Utility disconnections

  • Unsafe or uninhabitable conditions

  • Anti-social or criminal activity affecting occupation

  • Force majeure events

  • Extended vacancy periods

Where a property remains vacant for more than sixty (60) consecutive days despite reasonable marketing efforts by Almass Estates Ltd, the Company reserves the right to suspend any guaranteed rental payments until a suitable occupier is secured.

Guaranteed rental payments shall not apply during periods where legal proceedings, enforcement action or unlawful occupation materially affect the Company’s ability to lawfully derive income from the property.

Almass Estates Ltd reserves the right to refuse, amend or withdraw any guaranteed rent proposal at its sole discretion.

4. Landlord Responsibilities

Landlords remain responsible for ensuring that their property complies with all applicable legal and regulatory requirements, including but not limited to:

  • HMO licensing

  • Planning compliance

  • Gas Safety Certificates

  • Electrical Installation Condition Reports (EICR)

  • EPC requirements

  • Fire safety compliance

  • Building regulations

  • Mortgage permissions

  • Freeholder permissions where applicable

  • Insurance obligations

Almass Estates Ltd shall not be liable for losses arising from landlord non-compliance.

5. Property Management Services

Where Almass Estates Ltd provides management services, such services shall be governed solely by the signed management agreement between the parties.

Management services may include:

  • Rent collection

  • Tenant communication

  • Maintenance coordination

  • Contractor instruction

  • Property inspections

  • Utility coordination

Almass Estates Ltd reserves discretion in how services are delivered and may subcontract works or management functions where appropriate.

6. Limitation of Liability

To the fullest extent permitted by law, Almass Estates Ltd shall not be liable for:

  • Loss of rent

  • Loss of profit

  • Consequential losses

  • Indirect damages

  • Tenant default

  • Delays caused by third parties

  • Council or regulatory enforcement actions

  • Court delays

  • Market downturns

  • Damage caused by tenants or occupiers

Any liability of Almass Estates Ltd shall in all cases be limited to the management fees actually received by the Company during the preceding three (3) months.

Nothing in these terms excludes liability for fraud or matters which cannot legally be excluded under English law.

7. Third Party Contractors

Almass Estates Ltd may recommend or instruct third-party contractors, maintenance providers or specialists.

Whilst reasonable care is taken when appointing contractors, Almass Estates Ltd accepts no liability for:

  • Contractor workmanship

  • Delays

  • Pricing disputes

  • Third-party negligence

Any disputes relating to contractor works may need to be pursued directly against the contractor.

8. Termination Of Services

Almass Estates Ltd reserves the right to suspend or terminate services where:

  • Payments remain outstanding

  • Landlord obligations are breached

  • The property becomes unsuitable for occupation

  • Illegal activity is suspected

  • Access to the property is refused

  • Continued management creates unreasonable commercial or legal risk

Termination rights may also be governed by separate written agreements.

9. Intellectual Property

All website content, branding, logos, images and materials remain the property of Almass Estates Ltd unless otherwise stated.

No content may be copied, reproduced or distributed without prior written permission.

10. Privacy & Data

Almass Estates Ltd processes personal information in accordance with applicable UK data protection legislation and our Privacy Policy.

By using this website, you consent to such processing.

11. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.

Any disputes arising from use of this website or services shall fall under the exclusive jurisdiction of the Courts of England and Wales.
